New Revelstoke hotel proposed for Highway 23 North

A new, 29-unit hotel called Basecamp Resorts is proposed for 405 Highway 23 North, on the 1.2-hectare lot where the current Big Bend Cabins development is located.

Hotel development activity in Revelstoke continues to be a hot sector, with three new hotels in the works. The new 87-unit Fairfield Marriott on the Trans-Canada Highway is in planning stages, and a new 158-unit hotel is proposed for Revelstoke Mountain Resort.

Now, a third new entrant to the market is entering the Revelstoke city approval process.

The proponents of the proposed new hotel have filed an application for the 29-unit hotel, which will feature a mix of townhouse and studio accommodations, all with self-contained units. The proposal also includes three employee housing units and office and administrative areas, bringing the total unit number to 32.

Currently, the zoning on the lot allows for the development, but the proponent, Big Bend Development Corporation, is seeking a development permit for the project.

The proponent will require variances to allow for the current proposal. The proponent will need a variance to increase the building’s height by 0.5 metres from 2.5 to 3 metres, and will need another variance to permit portions of the parking area to be allowed within the current front yard setback.

A city report into the development also mentions a number of outstanding details to be hammered out, including landscaping plans, garbage enclosure design, geotechnical concerns, and approvals from the provincial transportation ministry. Because the property is adjacent to the Columbia River, the developer will have to adhere to riparian areas regulations during development.

The proposal will now proceed to input from the city’s Advisory Planning Commission on Nov. 20 before proceeding to city council at a later date for consideration.
